​15 questions to ask before starting a construction project

​Here are 15 questions to ask yourself before starting your next construction project:

  1. Is there a signed legally binding contract in place which will adequately protect our rights? Don’t start construction projects without a proper contract
  2. Do I understand the contract, the scope of works and our responsibilities under this contract?
  3. Are all the permits and permissions in place (including environmental and local planning permissions), do I understand their conditions and have these been communicated to the project team?
  4. Do we know the position of services (particularly underground services) which could be impacted or damaged by the works and have these positions been adequately marked and communicated to the team? Damaging existing services
  5. Have we chosen an appropriate construction methodology which takes into account the design, site restraints, the available resources, project milestones, permit conditions, the scope of works, quality controls and safety - is this the most efficient methodology?
  6. Have we prepared a construction schedule/program which takes cognisance of site conditions and restraints, the project milestones, the available resources, construction methodology and safety? Furthermore, has this schedule been agreed and approved and communicated to the project team? 10 reasons why a construction schedule/program is useful
  7. Do I understand the safety risks and the hazards involved with the project, and have these been communicated to the project team? (This should include preparing adequate risk assessments.) Why Safety Is Important On Your Construction Project
  8. Are all the required insurances in place, do I understand the particular conditions of these policies and is the insurer aware of any particular risks of the project (such as flooding or possible damage to 3rd party property)?
  9. Do we have the resources required to carry out the work (or have arrangements been put in place to procure them in accordance with the requirements of the schedule)? What you should consider when staffing your construction project
  10. Have orders been placed for long-lead items so they will arrive on site when they are required? Do Your Material Deliveries Suck? How to avoid problems
  11. If you are responsible for the design or preparing drawings, have these been checked and received the necessary approvals? (If others are responsible under the contract to supply this information, will it be available on time and be of a suitable quality and detail to enable construction works to proceed?)
  12. Will the necessary safety and emergency equipment be on site and are there people trained in their use, and is the site adequately protected to prevent unauthorised access?
  13. Are the site conditions as per the contract (and tender) including the levels and locations of existing structures and services (and those provided by others)? How to Check Your Project Work Areas Before Construction Begins
  14. Will our work impact, cause damage to, or be deemed to damage the surrounding roads and neighbouring structures, and if so, has a survey of these structures been carried out to verify and agree their condition before construction work starts so we aren't liable for pre-existing damages?
  15. Have the appropriate authorities been advised construction work will start, and have neighbours and others who will be impacted by the work been notified of the potential disruptions and impacts?

I like that you recommend to think about how the construction will affect the surrounding neighbors. I can see why thinking about this could lead you to informing them about the project so that they aren't frustrated during the project. I remember when an apartment complex was built close to my parent's house. At first they didn't like it. However, the owner of the complex organized a meeting with the neighbors to keep them informed of what was happening. This really helped them accept it.

Thanks Scott for sharing that experience. In fact the contractor working on a house near us used the opportunity when they let neighbours know they needed to close the road for a morning for a crane to explain what they were doing and to advertise their work.
If people understand what's happening they are usually less likely to complain.

I liked that you pointed out that you should make sure that you have all of the right permits finished. After all, it would be bad if construction stopped. It does seem like a good idea to have a professional also do a survey of your construction site.

Thanks for the reminder to make sure all of the environmental and planning permits are in place, and that their conditions have been communicated to the team. My husband and I want to have a custom home built soon and are currently looking to find the construction team. I'm glad I read your article because I had forgotten about getting the permits sorted out.

It's interesting to know that understanding the safety hazards of a project will help you to plan it properly. Environmental concerns are so commonly overlooked in basic construction projects. Especially when working with homeowners on smaller projects because they typically don't think of it. It's always important to do basic due diligence on any impacts a project might have on the surrounding areas. Great article!
